Notice of Public Hearing
PLEASE TAKE NOTICE that the Zoning Board of Appeals of the Incorporated Village of West Hampton Dunes will hold public hearings and a public meeting of the Zoning Board of Appeals on Saturday, April 26, 2025 at 9:30 a.m. at 906 Dune Road, West Hampton Dunes, New York (virtual attendance link to be provided on Village of West Hampton Dunes website or by contacting Village of West Hampton Dunes (631) 288-6571 or clerk@whdunes.org), for discussion and possible action on the following applications.

Variance requested:
1. Building Height: A height variance for the principal structure of 1 foot where 36 feet maximum is permitted above the base flood elevation, and the applicant proposes a height of 37 feet above the base flood elevation for a portion of the principal structure, refer to §560-11(B)(2).
2. Application requests pyramid relief for volume of 833.49 cubic feet (491.50 cubic feet in addition to 341.95 cubic feet variance granted in 1997).

Initial variance review:
1. Building Height: A height variance for the principal structure of 1 foot where 36 feet maximum is permitted above the base flood elevation, and the applicant proposes a height of 37 feet above the base flood elevation for a portion of the principal structure, refer to §560-11(B)(2).
2. Pyramid Law: A variance to allow a volume of 2,269 cubic feet beyond the sky plane for a portion of the principal structure, refer to §560-11(B)(2).
3. Application requires discussion regarding substantial improvement determination.
